I agree, I believe it is still going down but close to the bottom. It is below builders costs of building a home, not including the lot!

I agree there were so many variables in 2009.But I think 2010 is really good one for California Realtors ,and also there is significant improvement in mid range to high range housing prices here in the South O.C.I think Inflation in the next couple of years will increase house prices

I like your article, and agree there are so many variables at work right now that it is really difficult to predict exactly where things are going to be.
I do know this, when I check MLS, on the lower end of the price ranges, between $250,000 to $400,000, many of the cleaner properties are selling for an average of 104% of the listing price.
I see many of the homes in the $500,00 to $700,000 range are going for around 98% of the listing price , on average.
There is quite a bit of pent up demand for mid priced homes, but people are still trying to buy what was a million dollar home 3 years ago, for $500,000...and strangely enough our market has not come down that much.
I think the whole thing will hinge on people being able to find employment, or if self employed, be able to once again earn a decent living...until that happens, I don't see significant improvement in mid range to high range housing prices here in the South O.C. !!
